Messrs Russell Armer Homes and Applethwaite Limited have legal arrangements with the owners of the greater part of the land and both developers and landowners support its allo~atiori and confirm that it is deliverable and sustainable. The modest are of land that they do not control would not in any way inhibit development of the remainder, though it is understood that the owner of the small part of land not under the control of those making this representation would also wish to see it brought forward for residential purposes.
The land is to the South of Underbarrow Road, which connects directly via Greenside and BeastBanks to Kendal town centre and there is good access to a variety of facilities associated with the town. It is in a sustainable location. Both the developers referred to above are experienced residential developers and fully able to deal with issues associated with good quality landscaping providing a buffer to both Underbarrow Road and to the Lake District National Park and the Kendal bypass to the West. They are equally able to deal with any issues of potential contamination that may have migrated across the road from the previous refuse disposal site and to address noise issues that may continue to emanate from the industrial development on the North side of Underbarrow Road or from the Kendal bypass. There is adequate room on the land to be able to utilise the sustainable urban drainage systems for surface water and Underbarrow Road is an alignment which will easily accommodate a new vehicular access. In short, with the legal arrangements in place, this site is clearly deliverable, it is sustainable being within easy walking distance of the town centre and various public transport facilities close by, and the landscape, transport, drainage and biodiversity impacts can be clearly mitigated on site.
