Mr Bell is the owner of the Southern part of this land allocation and wishes to lend his support to its development. He is experienced in releasing land for residential development in Kendal, having been the owner of a large allocation on Oxenholme Road made as part of the last Local Plan. He has already had discussions with developers about this and another site and wishes to place on record his willingness to see this land brought forward and developed, and he will of course cooperate with others in the preparation of the Planning Brief required by policy. He believes the allocation is sound because it is in a sustainable location, close to many facilities in the South of Kendal, close to the railway station and local bus services. It is a well contained site bounded by the branch railway line to the East and existing residential development to the West. It is available and sustainable.

Mr Bell is the owner of the Southern part of this land allocation and wishes to lend his support to its development. He is experienced in releasing land for residential development in Kendal, having been the owner of a large allocation on Oxenholme Road made as part of the last Local Plan. Alan Bell is the owner of this site and is happy to see it brought forward for residential development. He is already in advanced negotiations with a developer who will take on the site and bring it forward. The constraints set out in Policy LA2.5 are not dissimilar to those that were experienced in respect of the development of the adjoining Oaks Housing Estate, which was also land originally owned by Mr Bell, and he is familiar with them and quite content that they can be satisfactorily resolved as part of a development. A development of this part of the land along Oxenholme Road leaves an entirely adequate width of open fields to act as a green gap as required by other policies of the document. The site is close to many of the facilities in the Southern part of the town, including the Leisure Centre, the hospital, the secondary school and it is close to Oxenholme station to which there is an existing cycle link. The site is available and sustainable and its allocation is regarded as sound.
