Please explain your reasons
There are many reasons why site RN152 is not suitable for housing, but the most significant is the impact it would have on the adjacent Church of St. Mary the Virgin. The tree lined path from the road passes between the proposed site and the graveyard. It is a most picturesque approach to the church and has wonderful views over the surrounding countryside and to the southern fells of the national park. These historic views would be lost if housing was allowed on the site.
To quote from the Land Allocations Development Plans Document (January 2011 edition):
“5.43 Key issues affecting development in Greenodd and Penny Bridge include:……
• The need to protect the quality of the surrounding landscape”
There is little point in protecting the “quality of the surrounding landscape” if the views of it such as the one from the church are lost.
The document also notes that “The two villages occupy a steep hillside”. The topography of the area causes a number of concerns for housing development on this site:-
The site itself is a steep hillside; houses on it will totally dominate the existing row of houses below it to the north.
The main access route is the road up through Penny Bridge. This road is very narrow and steep in places. In winter ice and snow make it treacherous.
