Land Allocation Development Plan –
Proposed High Carley Development
Comments submitted 12/04/2011
• Land boundaries not as plan ie : Dent Land available for development not as drawn.
• Junction from Birkrigg Park already handling upwards of 150 cars ,not suitable for additional 20 +
• Junction is between Bus Stop(used by school bus) and existing play area. The proposal adds
another play area encouraging children to play near the entrance to the estate
• Local roads struggle to handle current traffic flow, road surface and lack of drainage not designed for current traffic flow (would need considerable investment)
• Foul drainage system designed for 72 houses ,not suitable for increased flow
• Development of the land will effect natural surface water drainage from adjacent houses,
currently from soak-always, with the potential of flooding.
• Why do we need allotments, we all have large gardens, will attract outside traffic, where will it park (on the road side )
• Is allotment area a cover for further development.
• Are allotments a cover for Gypsy and Travellers site
• High Carley development is part of a proposal for a total of 74 additional Dwellings within a 5 mile radius. The currently overstretched road system will not handle increased traffic flow
without considerable further investment.
• Further large scale development is also being considered for Croftlands area so why is further development of Birkrigg Park required.
• Electrical supply to site and surrounding area currently cannot cope with existing demand
demand and is subject to power outage’s, are proposals in place to upgrade for the entire area.
• Telephone system to site and surrounding area currently cannot cope with demand ,are
proposals in place to upgrade
• What constitutes a 'Recreational Area' ,playground was proposed in original plans but never
happened.
• Will council maintain 'recreational area and playground'
• What about tree's on the site ,our tree’s have preservation orders on them as do I assume the trees on the proposed development land
• Houses in a large number of locations on Birkrigg Park where bought at a higher price because of unobstructed view and open aspect. Further development will considerably reduce value
I assume rate reduction will follow.
• Birkrigg Park estate was designed to sit on an existing development (old hospital Site) to be unobtrusive to the environment and be shielded by an existing tree-line (hence the preservation
orders). The proposed development will breach these planning approval requirements as the
proposed land,other than a small Cricket Pavilion, has never been developed.
• Have plans already been submitted for outline planning permission,if so by who,and why were
we not informed.
• Has land already been sold for development?
• Is it the intension of the local authority to upgrade the local services and amenities to handle the increased demand that additional families,children,vehicles etc will have on the area.
• New houses bring new families and more children, the current local authority proposal is to
stop both the local and school bus services ,how is it proposed to get all these children along
narrow unlit roads without footpaths to and from school in the winter safely

Need improved bus service and not,as is intended the removal of the bus service.
