This is an area of historical value with a community culture that is thriving on maintaining the rural benefits that are an integral part of living here. Plus...
1. There is no robust evidence of need for affordable housing in this parish.
2. There will be considerable damage to the bio-diversity of the area
3. There will be considerable obstacles to overcome with regard to drainage with potentially disastrous consequences to the victorian houses if developers do not get this absolutely right, which will come at a huge financial cost to the site
4. There are a number of access/transport problems that make this area unsuitable for affordable housing. Mainly, the steep and uneven access roads are both dangerous for pedestrians if walking to public transport and inappropriate/impossible for prams or wheelchairs, so independant transport would be essential. There are already issues with sewage and electricity.
5. The suggested 12 houses would constitute a 34% expansion of the hamlet ie. not small scale as specified in the core strategy. It would compromise the 'character of the locality' and 'sense of place'.
6. Developers have estimated the cost of such a development would take it outside the scope of 'affordable' for nearly all the houses, and therefore defeat the object of the strategy.
7. It is an unneccessary development of greenfield.
