Please explain your reasons
Location RN145 is unsuitable for development for the following reasons
a) This is green belt and the defining Sothern edge of the village. To develop on this location would be detremental to the entire aspect of the village.
b) The sewer drainage system is already significantly overloaded at that point in the village. Houses at the foot of Dalton Lane already encounter flooding problems and at the end of Dalton Lane have required sewerage protection valves to prevent back flow of sewage. That land is low lying prone to flooding in Winter.
c) Vehicle access is difficult at that point. There is no access available from Dalton Lane (the access is private) and it would be inappropriate to form another access directly onto the A6070 at the entrance to the village.

a) The land is green belt with a footpath and open area that is widely accessed by the community
b) Vehicle access will be a significant problem. Access from Vicarage Lane would be difficult and Morewood Drive is already quite heavily used due to the location of the school.

School and affordable housing
Please explain your reasons
Wherever development takes place, the scale of development must take account of the limits on the school and the impact of introducing a large number of further properties.
In addition, the village still has a demand for affordable housing and any development must have an appropriate number of "starter homes"/affordable housing.
