The site is not suitable for dense housing: all potential residents will probably require 2 cars if in employment and will necessarily have to travel on a daily basis.
The only utilities are electricity and water: the homes will have to be oil or LPG fired or use sophisticated biofuel or ground source heat - in the latter case only single-phase electricity is available.
The site contains mature trees which should be retained.
The proposed development extends the village and will create a 'separated' sub-community.

Please explain your reasons
This plot contains a signicant number of mature oak and ash trees and provides an amenity value to residents and tourists walking through the village. The site is steep, the only possible approach is on a bend on a road with no speed limit.
The height of the land will create problems with run-off in times of heavy rain and, as there is no mains drainage, will probably create groundwater pollution to residents lower down the road.
Do you think that your area needs new or improved community facilities? If so, what sort of facilities and where?
Please explain the types of improved and/or new community facilities your community may need in the next 15 years
The woodland should be retained as acommunity resource for its wildlife value

The site is on the floodplain and the Environment Agency are to withdraw support for pumped drainage - any sewerage will need to be pumped, adding to electricity demand and carbon footprint.
The site is at the edge of the village and difficult to screen, creating a visual impact visible from the Lyth valley, an important tourist destination, particularly cyclists.
