Please explain your reasons
1/ The northeast boundary of the proposed RN6 site incorrectly incorporates a triangular piece of land (a maintained gravel parking area) that forms part of and directly belongs to the adjacent Beech Court properties. The RN6 site boundary must be revised to accurately and fully reflect the actual land ownership in this portion of the map.
2/ Beech Court is a small private cul de sac with a relatively narrow (single vehicle width) road with no pedestrian footway on either side. This roadway forms part of the land owned by each of the individual adjacent properties. Beech Court cannot and should not therefore be considered as a potential or appropriate access or entrance route to any future developments on the RN6 site.
3/ The whole of the Birkrigg Park estate has been planned and built in both a consistent and characterfull construction style. Any proposed future development on the RN6 site must maintain the character and appearance of the adjacent properties and the surrounding area.
4/ Over recent years the RN6, ON7 & ON8 sites have effectively become a wilderness area that now would appear to support a very wide and diverse range of countryside flora & fauna (including many birds and small mammals). An appropriate environmental and wildlife survey should therefore be undertaken before any development of any kind proceeds in this whole area.
