This site is a highly valued important open space, referred to locally as ‘The Common’. The site is grassland potentially suitable for hay meadow restoration consistent with AONB management plan objectives. This would not be 'infill' development and if developed would have an impact on the charcater of the village. There does not appear to be demonstrable need for this number of dwellings in Arnside.

The AONB Unit would support small scale development on this site to include formal access to the south bound platform of Arnside railway station (currently disabled users and cyclists cannot formally easily access this platform).

This site is an important open space at the northern end of the village. The AONB Unit remains concerned about appropriate development of this site. The site could accommodate only a small scale sensitively designed low carbon development that was in keeping with the AONB landscape.

The AONB Unit recognises the need for development of Milnthorpe as a Key Service Centre. However, excessive residential and particularly industrial development on the western and south eastern sides of Milnthorpe may have an adverse impact on the setting of the AONB and in particular the important parkland landscape of Dallam Tower estate. Any development in these areas should be small scale and of a high quality sympathetic to the landscape setting and focus on low carbon affordable housing based on demonstrable local need.
