I oppose the planned development at R112.

United Utilities do not support this development. It can not go ahead without their co-operation. Surely SLDC should accept this and discount this proposed development now.

During and after wet weather the drains in Haggs Lane fill up and water backs up out of them and flows on the surface and collects in deep puddles . This has resulted in Meeting House cottages having to be protected from flooding in the past and also makes driving conditions dangerous. Pedestrians are unable to easily walk down where there is no pavement and have to go through large puddles, often being soaked by speeding cars! How will the drains cope with all the extra rainwater from the proposed new development? They can't.


Is the main sewer pipe in Cartmel large enough to cope with this development? Has this been investigated with United Utilities?

The proposed access at the North East corner to this site is extremely dangerous. It is on a bend and vision would be poor. Traffic travelling out of Cartmel towards Grange will always be difficult to see and limited work could be carried out to improve this. Development on this site has been turned down by the planning department before because of this reason. Why is it safe now when there are more vehicles on the road?
Where will appropriate pavements go on Haggs Lane at the proposed access/junction to this site?

The field currently acts as a soak away for Hesketh wood. Because of the large amount of Limestone in the wood the water has to soak into the field, which is at a lower point. This results in the field being very wet and often water stands at it's North boundary. You can hear the horses walking about on very wet ground. If houses are built on this site the surface area available to soak away will be greatly reduced.
In Spring a large number of Toads travel across this field. The Council has a sign on Haggs Lane warning motorists of the Toads. Deer will bring their new fawns into the top of this field in summer and a whole aray of wildlife use it. This site is currently a beautiful green field site and when you view the map it is actually an extension of the village boundary. The original Core Strategy stipulated that new development should be concentric and development should be centre outwards and on brown field sites.

The Core stategy was "a product of the last goverments targets" Is it the law of the land and has SLDC got to adopt the scale of development it is currently proposing or can it be scaled back? Has this been a question asked recently?

Is there enough local jobs to satisfy this scale of development?

Because of the elevation of this site, houses would obscure the view of Hesketh wood from the southern outskirts of the village. It will spoil the character of the village and surrounding countryside.
