Please explain your reasons
Access to the site is inadequate. Fell Close is only 4.8 metres wide and has very poor visibility at the Junction with the A65, so cannot safely accomodate any further housing development.
The site is also highly visible from public access land on The Helm, and properties on Fell Close, Burton Road and Helm Lane. Development would result in a negative visual impact in comparison to the current green field views.
Development would be detrimental to bats, that currently use the site for feeding.
The site is subject to drainage problems and flooding after heavy rain, caused by a combination of run-off from The Helm that is culverted under the A65, the Fell Close soakaway, impermeable clay soils, and the interuption of natural drainage paths by the West Coast Mainline railway embankment. Intensive development of the site would cause serious drainage issues.

There are currently no allotments available in Oxenholme or Natland. Provision of these would be of great benefit to the communities.
Cycle links between Oxenholme and Kendal are very poor, especially heading south up Burton Road past the Westmorland General Hospital. This section of road is quite narrow, and the high speed differential between vehicles and bikes going up the steep hill makes it particularly dangerous for cyclists. An off road cycle lane would resolve this issue.
