I do not consider the site to be of sufficient merit to be designated as Amenity Open Space. The site was included in the previous fifteen year old local plan. The designation has been carried forward without any landscape/townscape analysis in the Fact File of how this parcel of garden contributes in any way to the amenity of the village. The existence of consultation support does not make an objective case for its designation. Until there is a demonstrated substantial contribution to the amenity of the village the designation is inappropriate

Allotments would reduce food miles and increase health and well being for villagers, the District Council could use its powers to assist in the provision of allotment space.

R108M - The development of the whole of this site would undermine the value of the Green Gap proposal for the land west of the Railway line because the southern portion of the site is on steeply rising land. Any houses on this higher land would appear above the roof lines of the houses of Natland and the visual effect would be of development running from the village Green all the way to the flanks of Helm. In the other direction the development would intrude in the open view from the Burton Road to the west over the valley of the Kent.A limited amount of building with strict control of floor and roof levels could be accommodated on the lower portion in the north west abutting Fell Close. Before any allocation made there needs to be a landscape analysis done of this site which disregards field boundaries. There may be foul drainage issues as the lower end of Fell Close is on a pumped sewerage system.
